The City of New York is in the process of incorporating AI-generated source information into rental housing. Mayor Zohran Mamdani published a Tenant Protection Package proposal on Thursday, which requires real estate agents and the housing source platform to make clear disclosure of images and videos generated using AI or digitally modified in lease information.
Misdirected housing will be required to mark
This arrangement targets “misleading rental information”. According to the Municipal Ripoff Report, when displaying the housing source, the platform requires a clear and visible description of the AI or digital processing content, so that the tenant does not treat the processing content as a real housing condition.
According to Mamdani, tenants should not be concerned about the authenticity of pictures or videos when viewing the home. It was mentioned that the New York City Consumer and Labour Protection Office would work with Zillow and StreetEasy to facilitate implementation when the rules came into force.
The landing time is not clear.
At present, it is not clear when this AI disclosure requirement will be formally implemented. The report states that the housing reform package will be rolled out inland over the next three years, but that access to different measures will be phased.
In March of this year, real estate agents indicated that the use of AI to glorify and even fake housing sources was increasing. Some practitioners refer to the phenomenon as “housefishing”, i.e. attracting tenants to the house through a false display. It was also mentioned that California had requested real estate sources to disclose AI content.
Consequence expansion of rental reform
This announcement is more than an AI housing source. Mambadani has also proposed the introduction of universal inspections of heating complaints, the streamlining of the process of re-calculation and the promotion of the digitization of the landlord ' s record of penalties in order to identify repeat offenders.
He also mentioned that the issues most frequently complained of by New York tenants included pests, fungi and elevator failure, and that the municipality would introduce separate responses. With regard to the problem of morbidities, Mamdani stated that the landlord could no longer claim that the problem had been resolved after repainting.
In addition, New York plans to legally recognize the Tenant Union. The rental reform has been one of the key campaign commitments of Mamdani. It has been reported that eligible rent-stabilized apartment tenants will land in October this year.
